Frontier Shores is a “country-setting community” of 1,200 lots, surrounded by Amon Carter Lake in Montague County, Texas. Because Bowie (population 5,500), only 6 miles away, is the unofficial financial and activities center of the county, most everything you’ll need is available. From a WalMart on down, the list is surprisingly long (please see below). Each lot in Frontier Shores is 60 feet by 120 feet, 1/6th of an acre. THE LAKE WHICH SURROUNDS THE COMMUNITY IS “WHAT IT’S ALL ABOUT.” Boat ramps are located just two minutes from any lot in Frontier Shores. If fishing and watersports, from swimming, to canoeing and rowing, to jet-skiing and parasailing, is your goal, the cheaply priced, “electrified” lots are suitable for camping year-round. Or, park your trailer, mobile home, even build a house. Folks have retired here. The cost of living in the area is 22% less than the national average, as evidenced by the annual property tax bill of $10 (land only value.) In the summer, yes it gets hot and humid, with high temperatures in the 90’s. On the other hand, wintertime overnight lows are mostly ABOVE freezing, with days in the 50’s. There’s lots of summer rain for all the greenery. January is the driest month with virtually no snow, so it is a fun treat when it occurs. Frontier Shores is halfway between the “Dallas/Fort Worth Metroplex” and Wichita Falls, in the slightly rolling, rural, northeastern Texas “uplands.” There are farms and woods, yet 3 casinos are an hour’s drive away, just across the Red River, in southern Oklahoma. Bowie, zip code 76230, as stated, is the unofficial financial and activities center of Montague County. The governing center, the county seat, is the aptly named town of Montague, with a population of only 700, at most. That’s why Bowie has more services and shops than you’d ever expect, providing for people 20 miles away in every direction. No, there’s no local television station and the AA minor league baseball team, the Bowie Baysox, is NOT located here. Bowie, Maryland, with the identical name, and pronunciation, “Boo-wee,” is near the Chesapeake Bay, and gives that Baltimore Orioles farm team its (Bay socks) name… Sorry. Bowie also has no bars, pubs, or nightclubs. There are no liquor stores. It’s a “dry” town. BUT, here’s what you WILL find in Bowie, Texas: There’s the WalMart Store already mentioned above. There’s a brand new, luxurious high school, completed in 2009. There’s a branch campus of North Central Texas College that offers courses in 55 different subject areas. Picture yourself coming to enjoy a weekend at your “lot by the lake” and being able to attend a Saturday college class 15-minutes away. The town has a municipal airport with a runway 3,600 feet long. It’s “daytime use only,” with no control tower, and no lights. Bowie has a club for enthusiasts of radio controlled planes and cars, a furniture store, an art gallery, a Veterans of Foreign Wars (VFW) building, a Masonic Lodge, a bakery, 5 beauty salon hair cutting and styling shops, and 2 beauty-salon-only shops. There’s an Ace Hardware store, a Tractor Supply Company store, a total of 8 motels or bed-and-breakfasts, 2 cable television offices, 3 cellular telephone offices, 4 churches, 2 computer stores, 4 dentists, 4 doctors (a.k.a. “physicians”) and a chiropractor, 5 nursing services, and the Bowie Memorial Hospital. There are 3 drugstores (1 has home care supplies), as well as a dry cleaner and laundromat, 3 motorcycle shops, along with a taxi and delivery service. Bowie, remember it’s a town of only 5,000-plus people, has 3 municipal parks with baseball diamonds, tennis, basketball, a public swimming pool, and a municipal golf course, too. Bowie has 2 newspapers and 2 radio stations, 10 total restaurants (with fast food included), 2 “spa’s”, 2 propane suppliers, 9 gasoline stations, a welding shop, plus 4 trailer sales and repair locations. There’s an antiques shop, a stadium for the annual “Western Heritage Days” rodeo, and a little family-run winery is in nearby Forestburg. Wow. There’s also most probably something missing from the list, although we checked it twice (just like Santa does at Christmas). The multi-lane expressway, Route 287, makes Fort Worth relatively close to Frontier Shores, just over an hour’s drive. Most of Dallas is more of a two-hour long drive… Driving distances within surrounding Texas are 50 miles to Witchita Falls, with Sheppard Air Force Base, 55 miles to Denton, 75 miles to Fort Worth, and 110 miles to the center of Dallas. To Oklahoma, it’s just 15 miles to the Red River, the border of Oklahoma, but it is 145 miles to Oklahoma City. Silver Lakes Ranch is an adjacent community with private entrances, 24-hour security, a clubhouse, tennis courts, and its own swimming pool, etc. The lots there are from 1 acre in size, on up to 6 acres. Large lots are currently priced at over $8,000 an acre. Along the shore of Lake Amon Carter, lots are as much as $30,000 an acre. Your 1/6th acre lot in Frontier Shores is barely “marked-up” in price, by comparison, at the $1,998 “Buy Now” price, is it? The lots at Frontier Shores vary from a few that are wide open, to partly wooded, to heavily wooded. Their 7,200 square feet of area is 0.17 acres, again, that’s about 1/6th of an acre. There are single-family houses that have been built in the subdivision, as well as mobile homes, and lots where the owners come for camping only. Some lot owners bring their RV’s for a few weeks, several times a year, rather than spend their vacation time (and budget) at expensive RV parks. Use them to research whatever location you are considering. Just for fun, see how your own neighborhood stacks up, or maybe Beverly Hills, 90210… Frontier Shores’ nearby town may be named for Jim Bowie, the famed frontier character who invented the Bowie knife (along with his younger brother Rezin). Jim Bowie briefly lived in the vicinity around 1830, before moving on to what is San Antonio today, site of the famous Battle of the Alamo in 1836. The old “downtown” of Bowie has Spanish influenced architecture, straight from the Mexico of the 1800’s. This adds flavor to Bowie's "Welcome" sign, signaling visitors to stop and simply take a picturesque historic stroll. Every realtor’s description seems to say how the people are especially friendly, the traffic is especially light, the schools are especially good, etc. For Bowie, the first two do indeed appear to be true. More beneficial history for Bowie comes from the old Chisholm Trail. Part of what was actually a grouping of cattle trails passed right by Bowie. There’s now a small commemorative monument. During the Civil War, the War Between the States, Texas Longhorn cattle were driven north to the railroad, for sale in the East. After the great war ended, with the construction of the Transcontinental Railroad, yet more cattle were driven north. John Chisholm’s name was later applied, as though one single trail, created by one single person, took all the cattle from all around Texas north through the “Indian Territory” that is today’s Oklahoma, on to Kansas. (because Missouri was “off limits”) For Bowie, as a consequence of all the cattle “drovers” passing by, farmers and ranchers began gathering outside of town to meet them (soon, residents joined in) on the second Monday of every month for trading horses and mules. In 1890, this officially became a “Tradin’ Day,” or “Trades Day.” Now, it has become an open-air flea market that covers 5 acres. Some more details about your lot: Although there are no lakefront lots, as the Frontier Shores name implies, and no beaches, the boat ramp is within 1/2 mile of ANY lot. So the lakeshore, and walking beside the lake, or having a picnic, really are always available. The roads in Frontier Shores are all “hard-surfaced,” unpaved improved roads, not “unimproved” dirt roads. There is to be electric service for every lot. You can have a secured circuit breaker box and some electrical receptacles, you know, “sockets,” mounted on a pole next to your “service drop” utility pole. Perhaps you can also mount a floodlight above, or have one installed. Imagine being able to “turn on the lights” when you’ll be able to switch your power on and off as you visit your lot, day or night… You can bring your own water to use for camping. Or else, you can purchase an onsite well and septic system. Fresh water wells in the area surrounding Frontier Shores and Bowie use the "Edwards-Trinity aquifer system." Overall, residential water wells in America average about 100 feet deep. Wells complete...
